These terms govern your use of Hartahub. By creating an account, you agree to them. If you're posting on behalf of an agency, you're confirming you have the authority to do so.

What Hartahub is

Hartahub is a matching directory for co-broking property agents in Malaysia. We compare listings and buyer requirements by property type, state, and budget, and surface the fits on your dashboard. We are not a party to any transaction that results from a match, we do not hold client funds, and we do not take a commission or cut of any deal. Closing the deal, verifying the property, and handling the paperwork is between the agents involved.

Who can use it

Hartahub is built for real estate agents and negotiators operating in Malaysia. Adding a REN (Registered Estate Negotiator) number is optional, but it's what we check before showing the verified tick on your profile - don't submit a REN number that isn't yours. One account per agent; don't share logins.

Your listings and requirements

You're responsible for the accuracy of what you post - price, tenure, lot status, size, and availability. Hartahub doesn't verify listing details against land office or developer records. If a listing closes or a buyer requirement is fulfilled, mark it closed or delete it so other agents aren't matched against a deal that's no longer live.

We may remove a listing or requirement without notice if it's fraudulent, duplicated, or clearly not a genuine property or buyer.

Plans and billing

Free accounts get 2 active listings, 2 buyer requirements, and see that a match exists without full contact details. Pro (RM57) and Premium (RM117) unlock higher limits and full contact details on every match, billed every 3 months through BayarCash. There's no auto-renewal - your plan simply reverts to Free if you don't pay again before the period ends, and nothing you've already posted is deleted when that happens. Payments are non-refundable once a billing period has started, except where required by Malaysian consumer protection law.

Acceptable use

• No scraping listings or buyer requirements off Hartahub for use elsewhere.
• No posting the same listing under multiple accounts to get around plan limits.
• No using contact details unlocked through a match for cold marketing unrelated to that specific listing or buyer.
• No impersonating another agent or agency.

We can suspend or close an account that breaks these rules.

No warranty

Hartahub is provided as-is. We don't guarantee a match will lead to a closed deal, that every listing on the platform is accurate or still available, or that the service will be free of downtime - we run on a hosting tier that can restart or briefly go offline.

Liability

To the extent permitted by Malaysian law, Hartahub is not liable for losses arising from a deal you enter into with another agent found through the platform, including disputes over commission splits, misrepresented listings, or a buyer or seller who doesn't follow through. Our liability for any claim relating to the service is limited to the amount you paid us in the 3 months before the claim arose.

Ending your account

You can close your account at any time from your profile page or by emailing us. We may close an account for a breach of these terms, or if it's been inactive for over 24 months.

Changes to these terms

We'll update the date at the top of this page when these terms change. Continuing to use Hartahub after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of Malaysia.
